Juliana Stamato has practiced real estate law for more than 25 years. She has represented a range of players in the real estate industry, including investors, lenders, borrowers, developers, landlords and tenants. She handles real estate financings and loan workouts, leases and lease workouts, purchases and sales including Section 1031 tax-deferred exchanges, affordable housing transactions, property management matters, developments, and land use and entitlement issues.

Julie views her role as the client's business and legal advisor who structures transactions and formulates strategy for accomplishing client objectives. Her strength is in finding cost-effective, results-oriented solutions. She is skilled in managing transactions involving multiple parties and complex issues.

Julie was formerly a partner at the law firm of Miller & Holguin and before that at Arter & Hadden LLP, where she chaired the Southern California Real Estate Practice Group. Her first ten years of practice were with O'Melveny & Myers and Baker & McKenzie.

Representative Matters

  • Represented client in sales and acquisitions of industrial and retail space in excess of 2 million square feet, leased to national department stores and supercenter chains, as well as Fortune 500s
  • Represented lenders and borrowers in loan workouts and restructures
  • Headed a team of lawyers covering all aspects of the purchase of two hotels in two states within 30 days
  • Represented numerous buyers and sellers in tax deferred exchanges of commercial real estate throughout US
  • Advise clients regularly on multiple space leases, subleases and ground leases for commercial premises, including lease defaults
  • Represented state pension fund in acquisition and financing of business parks and construction projects
  • Served as an expert in a Canadian lawsuit to enforce a California lease guaranty
  • Acted as general counsel to international investor group in acquisition, operation and disposition of office buildings and other commercial properties
  • Lead attorney in an award-winning multi-phased affordable housing project involving the conversion of a former US Naval Base to a campus-like setting providing shelter and an array of services for the homeless
  • Handled all real estate issues in a series of secured geothermal project financings totaling more than $1 billion
  • Spearheaded legal team for acquisition of hospital by investor group, including 50 physicians
  • Represent many health care clients in all aspects of their real estate needs

Speaking Engagements

Julie has spoken to industry groups and practitioners on various real estate issues. She also has been a panelist with the California Mortgage Association and the Benjamin S. Crocker Symposium.

Professional Qualifications and Memberships

Julie is admitted to practice in California, and is a member of the Real Estate Section of the State Bar of California. She is a Fellow with the American College of Mortgage Attorneys, and is a member of the Los Angeles County Bar Association and the Los Angeles Chapter of Commercial Real Estate Women (CREW). She also has worked pro bono on real estate matters for a private school in Los Angeles.

Julie has been named a Southern California Super Lawyer each year from 2005 - 2010, as published in Southern California Super Lawyer Magazine and Los Angeles Magazine. In 2009, she was also listed under the Top 50 Women Attorneys, published in Southern California Super Lawyers Magazine. Julie has also been recognized as a Super Lawyer in the practice area of real estate in the May 2010 Super Lawyer Magazine, Corporate Counsel Edition. Julie has a peer review rating of "AV" with Martindale-Hubbell, the highest possible rating.

Education

Julie received her BA from Rutgers College and her JD from Loyola Law School, where she was a member of the St. Thomas More Law Honor Society and served as an editor of the Law Review.
